  • Concrete steel reinforced foundation on 8ft bell-bottom piers or post tension cable slabs
  • Traditional 3-layer stucco sealed with NP1 sealant at corners and seams
  • Roof 30 year asphalt Architectural shingles with 30 pound felt underlayment
  • Concrete Roof Tejas Espana tiles
  • Radiant Barrier in attic with Ridge and Soffit vents to reduce heat load in attic spaces

  • MERV 11 or higher media air filters – pleated 4″ thick air filters
  • Exterior vented exhausts in all bathrooms, toilets, kitchen and laundry
  • Fresh air systems integrated with Kitchen Exhausts to make up for cooktop air flushed out
  • Carbon Monoxide (CO) monitors in all bedrooms
  • JohnsManville Insulation – formaldehyde free:  R-19 in Walls, R-38 in the Attics.
  • Extensive Polyseal around all openings and joints to provide a tight air seal for better HVAC performance
  • Blower door and Duct Blaster testing performed by 3rd party inspectors to ensure home air tightness
